This project consisted of turnkey Design-Build services for equipment procurement, design, range estimating and establishing a budget, General Construction, coordination with financial lenders, and responsibility for construction.  The contract amount represents the consultation fees and construction responsibilities.  The total project value, including design, and construction combine for a total project cost of more than $3.2M.

The project included the addition of two (2) 1.5MW Cummins generators with Cummins paralleling switchgear and integration with the existing facility BAS. Also included as part of the project was expansion into data room #2, which consisted of adding 3,500 S.F. of RAF space and associated UPS and Cooling capacity.  The UPS addition consisted of an additional 550kVA capacity in A/B configuration.  The cooling expansion consisted of adding a 225-ton chiller with an integral fluid cooler and expansion of the chilled water loop.

Unique Features/Challenges:

As Design-Builder for the project, Rand Construction was responsible for acting as the owner’s prime representative. This included design, providing budgets at each step of the design and offering design ideas that would provide the best solution for price, function, and constructability.   The UPS systems, cooling systems and switchgear were all designed and ordered in module format allowing for easy installation of this Phase II project.  As our role of Design Builder, we were responsible for the selection of the Design Team.  We selected and worked with Burns & McDonnell, as well as Bell/Knott & Associates.

Rand Construction was responsible for self-performance of all HVAC, plumbing, general trades, finishes, carpentry, concrete, and structural steel, resulting in a self-perform share of 25%.
