Scope of Work: The scope of this project was to construct a six story combination packaging and warehouse facility for Bayer CropScience at their Kansas City manufacturing site.
This project was competitively bid and awarded by Bayer CropScience to Rand in two phases. The first phase was for the installation of the cast-in-place piling, pile caps, foundations and all the underground utility piping services to the facility. Rand performed all the Phase 1 work with our own personnel except for the piling.
The 2nd phase was for the prime contract to construct the remainder of the six story facility. Two factors which made this project interesting were that the fabrication and galvanizing of the structural steel was awarded by the owner to an offsite fabricator and the erection of the structural steel and siding was bid and awarded to a local structural steel erector. As the structural steel was fabricated and galvanized offsite by a fabricator contracted directly to Bayer, the construction schedule for the building was dependent upon the arrival of the steel and siding onsite. Even though the fabrication of the steel was often behind schedule, delivery sequences for the structural steel did not match erection priorities, and numerous steel members were fabbed incorrectly, Rand was tasked with coordinating the delivery and erection of the structural steel and siding to maintain the original schedule. In spite of these challenges, Rand was able to successfully maintain the aggressive construction schedule by rearranging critical work activities and using a weekly updated CPM schedule.
